Is Auckland Housing Nearing a Tipping Point?

There are some encouraging signs appearing in the Auckland housing market as we head into spring.  Here's a summary of Peter Thompson's Market Report for August:

While August remained firmly a buyers’ market, prices held surprisingly steady despite a drop in the number of sales - something that doesn’t usually happen at the end of winter.

  • Median price: $955,000 - the highest in three months and 1.6% higher than June

  • Year-on-year: The median was 0.5% higher than August last year

  • Average price: $1,098,487 - 1.6% ahead of August 2025

  • Sales: 787 properties sold, down 6.9% on July

  • New listings: 1,456 properties came onto the market

  • Available listings: 5,870 at month end - around the same level as this time last year

Perhaps the most interesting point is that prices rose or held firm even as sales volumes fell.

Buyers are certainly out there, but many still appear to be waiting for confirmation that the next upward price cycle has begun.

We’re not there yet - but with spring arriving and prices showing signs of hardening, the Auckland market may just be getting closer to a tipping point.
