Auckland Property Market – September 2026

Here's a summary of Peter Thompson's September report on the Auckland property market:

Auckland property prices held remarkably steady in September, despite sales activity falling to its lowest level in five months.

Just 768 properties sold during the month, around 25% fewer than September last year. Yet, despite the softer level of activity, prices have not followed sales volumes down.

The median sale price was $940,000, up 1.1% on September 2025, while the average sale price was $1,074,865.

It suggests something interesting may be happening in the market: vendors could be reaching the point where they are no longer prepared to reduce their expectations further.

There is certainly plenty of choice for buyers. We listed 1,769 new properties during September, taking total available listings to 6,203 at month end.

First-home buyers and investors remain active, while buyers looking to sell one property and move into another appear to be taking more of a “wait and see” approach ahead of the General Election.

The key takeaway?

Sales volumes are down
Stock levels are high
Prices, however, are proving surprisingly resilient

If confidence improves following the election, it will be interesting to see whether some of those buyers currently sitting on the sidelines begin to move.
