Ever wondered what an apartment might be worth without waiting for a formal appraisal?

One useful way to get a ballpark figure is to look at recent sales of comparable apartments and work backwards from the numbers.

We’ve looked at recent sales in a local building (in Grey Lynn) and calculated the approximate $/m² of internal floor area.

But there’s more to it than simply multiplying floor area by a $/m² figure.

One also needs to consider:

Internal floor area – generally the biggest driver of value
Car parks – an apartment with two parks can be worth considerably more than one with none
Bedrooms & bathrooms – layout and functionality matter
Aspect & outlook – north-facing, sun, views and privacy can all influence value
Deck/balcony – outdoor living space adds appeal
How recent the sale is – the market can move between transactions
Condition & presentation – two apartments with the same floor area can have very different values
