CONFIDENCE RETURNING TO AUCKLAND HOUSING MARKET - JANUARY SNAPSHOT

Peter Thompson’s January market wrap shows Auckland has started 2026 with renewed momentum:

Median price back to $1,000,000

  • First time in 13 months, now 4.8% higher than 2025 and 5.3% up on January last year

824 January sales

  • The highest January in five years — exceptional for what’s usually a quieter month

Average sale price reaches $1,169,773

  • Nearly $36,000 higher than the past three-month average

  • Over $116,000 higher than January last year

Lower mortgage rates + improving economic confidence

  • Helping drive buyer activity and early-year momentum

Listings steady

  • 1,375 new listings in January, with total stock at 5,475 — showing demand is absorbing supply

Our take:
Buyer confidence is returning and prices are firming. Homes that are well prepared and realistically priced are being rewarded.
