What’s a “do-up” in Ponsonby worth these days?

Last week our colleague Felicity Scott took 76 Brown Street, Ponsonby to auction - and it delivered a powerful reminder of what a true network can achieve.

Some context:

• 1890s villa - genuine do-up
• 367sqm land
• No off-street parking
• Vendor aged 88 - had lived on Brown Street his entire life (first at No.63, then across the road when Richmond Road Primary expanded)

Auction day was understandably emotional. He had no idea what to expect.

The numbers:

Opening bid: $1,600,000

After discussion with buyers, our branch manger, Andrew Cosgrave encouraged movement - lifting the bid to:

$1,800,000
At this point the property was declared on the market.

Then it got interesting.

A buyer introduced by another salesperson in the wider Barfoot & Thompson network entered the race.

From there - fierce bidding.

Final sale price: $2,130,000

That’s $330,000 MORE than the opening bidder was prepared to pay — purely because they had to compete with a buyer sourced through our wider network.
