We’ve been looking at recent Barfoot & Thompson data… and the answer is pretty clear.

Based on 3,000+ properties listed over a 3-month period (late Oct to late Jan), tracked through to sale by late March.

The results are shown above—but in short:

Auctions lead by a clear margin,
Tenders (or sales with a deadline) sit in the middle,
More passive methods trail behind.

What we’re seeing locally in Grey Lynn lines up with this:

Competition creates stronger outcomes
Clear deadlines drive buyer action
Without urgency… things can drift
