Where Do We Park?
One of the most common topics we discuss with buyers, sellers, landlords and tenants is parking.
As Auckland has intensified and more townhouses have been built, many new homes now offer little or no off-street parking. While this supports higher-density living, many Aucklanders still own vehicles and want convenient places to park.
One of the first questions buyers often ask is:
"Where do we park?"
Most buyers prefer two off-street parks, or at least reliable street parking nearby.
Parking is also important for renters. Homes with secure off-street parking often attract stronger tenant demand, particularly in inner-city suburbs where street parking is limited.
The impact on value can be significant. A lack of parking may reduce the pool of buyers and tenants, leading to less competition when it's time to sell or rent.
Interestingly, some developers are responding by providing larger sites, more parking and, where possible, standalone homes rather than attached dwellings.
This reflects what many buyers still want:
Off-street parking
Outdoor space
Greater separation from neighbours
Extra storage
As Auckland continues to grow, parking remains an important factor influencing both desirability and value.
What do you think? Would a lack of parking stop you from buying or renting an otherwise great property?
