Winter market off to a strong start. June recorded 890 sales across Auckland – the highest June sales volume in five years and the second strongest month of 2026 so far.
Prices softened slightly. The median price eased to $940,000 and the average price to $1.108 million, both around 4% lower than May, reflecting buyers having plenty of choice and vendors needing to price realistically.
Buyers remain active. Demand continues across the market, particularly for homes under $750,000, which accounted for almost one in every four sales during the month.
Premium homes are still moving. There were 67 sales above $2 million, making it the second strongest month this year for luxury property, with sales in this price bracket running 5.3% ahead of last year.
Choice remains plentiful. 1,458 new listings came to market during June, with total available stock sitting at 6,037 properties – slightly below recent months but still 3.5% higher than a year ago.
Rural confidence continues. Lifestyle and rural markets around Auckland remain positive, driven by strong rural returns. Kiwifruit properties and lifestyle blocks continue to attract solid buyer demand.
Overall: The Auckland market continues to show healthy levels of activity. Buyers are engaged, quality properties are selling across all price brackets, and realistic pricing remains the key ingredient for achieving a successful result.
